    A straight first conversation

    Address or lot, budget range, and what has to be true on move-in day. If those three do not fit, we say so.

    Plan and price as one document

    Allowances are named. Exclusions are named. The number is a scope, not a mood.

    Permit, then the ground

    We do not start the romantic part of the job while the county still has the drawings.

    A walk you can follow

    Slab, dry-in, roughs, finishes. You hear about inspections when they happen, pass or not.

Questions worth asking

Do you build in production subdivisions?

Rarely, and only when the lot and the rules still leave room for a real custom house. If the community requires a stock elevation and a design-center menu, a production builder is the honest recommendation.

How much does a custom home cost?

It depends on the lot, the finish level, and the county. We have managed projects from about $300,000 into multi-million gulf-front work. We will not invent a per-square-foot tease on a form. Bring the lot and the list.

Can you work with our architect?

Yes. We also know when a plan needs an engineer before it needs a prettier rendering. Bring the drawings you have.
