A licensed look at the house before you own the problems

Buyers deserve a report they can use while they still have time to use it. Aaron Garner holds Florida home inspector license HI 16993, separate from the company’s building contractor license. The inspection is its own engagement, with its own duty to you.

What this includes

  • We do not inspect homes we are under contract to build or remodel. We will not perform work or provide estimates of repair for any discrepancies discovered during the home inspection. That is a conflict of interest, and we keep the two roles apart so there is no ambiguity.

    Send the address and the deadline

    The contract date matters more than a vague “sometime this month.”

    We confirm it is not our own job

    If Garner is already under contract to build or remodel that house, we will refer you elsewhere. We will not perform work or provide an estimate of repairs for discrepancies found in an inspection we performed.

    The visit

    You are welcome to attend the inspection. Our inspections can take anywhere from 1 to 3 hours.

    The report

    We strive to turn reports around within 24 hours of completing the inspection.

Questions worth asking

Do you offer four-point, wind mitigation, and pre-drywall inspections?

Yes. Ask for a complete home inspection, a Florida four-point, a wind mitigation, or a pre-drywall inspection. Tell us which one you need. A complete home inspection does not automatically replace an insurance form.

Will you inspect a house and then bid the repairs?

No. It would be a conflict of interest, and bad practice, for a home inspector to offer repair proposals based on the findings of the home inspection. We will not perform the work or estimate the repairs for anything discovered during the inspection.
