Most of the houses we are asked to fix were built to a different code and a different kind of family. The work is opening them carefully, telling you what we find, and putting them back together so they still look like themselves.

Walk the house
Photos help. A walk is better. We want the panel, the wet walls, and the way you move through the rooms.

Separate wish from structure
Paint is not a rewire. We will not bury a cloth-wiring problem under a new backsplash.

Price the visible and name the hidden
Allowances for finishes. A method for rot, bad subfloor, or a wall that is not what it looked like.

Build, inspect, clean up
Draws follow work you can see. Change orders are written before the extra work starts.
Questions worth asking
Do you do small repairs?
Yes, when they are real construction and not a handyman punch list with no permit in sight. If the job is too small for a licensed contractor to be the right tool, we will say that too.
Can you remodel a house we just bought?
Yes, if you already have an inspection from someone else. We do not inspect a house and then bid the repairs we found. That is a conflict of interest.
Do you flip houses for investors?
We take investor work when the scope is construction, not staging. A 1950s house that needs a rewire is our kind of flip. A coat of paint and a hopeful price is not.
