Scoping a commercial tenant improvement before you sign the lease

Commercial work at this company is done as Garner Building Group, a DBA of Garner Custom Homes LLC. The license behind it is the same Florida Certified Building Contractor license, CBC #1267876. That license covers residential work and commercial buildings inside the state’s building-contractor limits — many low-rise offices, shops, and tenant improvements. It is not a blank check for every public tower. If a job sits outside that scope, we will say so before anyone pretends otherwise.

Five things to know before a price means anything

  • Who holds the lease, and who is allowed to pull the permit.
  • What the landlord will deliver: slab, restrooms, HVAC tonnage, storefront, fire alarm.
  • The use. A clinic, a restaurant, and an office are not the same review.
  • The date the tenant starts paying rent versus the date they can occupy.
  • Whether existing drawings match the unit. They often do not.

Allowances are how TI budgets go quiet and then loud

Name the flooring, the doors, the lighting package, and the millwork. “Nice reception desk” is not a number. After-hours work, occupied-building rules, and a landlord who takes three weeks to approve a paint color are schedule items. Put them in the scope or they will show up as a delay nobody owns.
